Now that the lease has commenced, when can I expect my payments?
T-Mobile processes rent payments every month in advance, in an effort to deliver the checks between the 1st and 5th of the month as appropriate for your payment schedule (i.e. monthly, quarterly, or annually).

How can I have my rent payment deposited directly into my bank account?
T-Mobile’s preferred method of payment is direct deposit using an electronic funds transfer (EFT) vendor called Paymode-X and we strongly encourage you to take advantage of this free service. Please call Paymode-X at 1-866-252-7366 or email at paymodeinfo@bottomline.com.

I have telecommunications equipment on my property, who do I contact about an issue I’m having?
T-Mobile’s Property Management Department should be contacted if there are any issues regarding T-Mobile’s equipment. Please contact us at 877-373-0093 or via email at: propertymanagement@t-mobile.com.

How often will T-Mobile technicians access the site?
As needed, T-Mobile technicians visit each site for routine maintenance and in cases of emergencies. Typically, T-Mobile technicians will visit the site one to two times per year for routine maintenance. Because we have E-911 equipment onsite, it is critical that our technicians are provided with unimpeded access, pursuant to the lease.

What is the purpose of E-911?
Wireless E-911 services allow the cell phone user to connect directly with the emergency dispatch personnel in order to obtain immediate assistance for emergencies. Additionally, the call provides the location of callers to emergency dispatch personnel, which greatly improves response time for emergencies, thus saving lives.

In the near future, I’ll be starting construction related work on the premises which may possibly interfere with your equipment, what should I do?
Please refer to the notice provisions specified in your lease and provide written notice with details of the work to be conducted. In addition, you may contact the Property Management Department at 877-373-0093 or via email at propertymanagement@t-mobile.com as soon as possible to coordinate the work, but not less than 30 days prior if at all possible.

I am selling my property. What do I need to do to transfer the Lease to the new owner?
Please refer to the assignment provisions specified in your lease and follow those requirements. If no assignment provisions are provided, please contact the Property Management Department at 877-373-0093 or via email at propertymanagement@t-mobile.com. Also, the new owner should contact T-Mobile as soon as the transfer of ownership has occurred and provide copy of Deed or Bill of Sale showing transfer of ownership and a W9. If a Property Management company is representing the new owner, please provide a copy of the management agreement documenting that. Please send documents to propertymanagement@t-mobile.com or fax 813-353-6449.

My address has changed, who do I contact?
Please contact Property Management Department at 877-373-0093 or via email at propertymanagement@t-mobile.com or fax 813-353-6449 to provide new address information and submit a new W9.

How do I request a copy of my Lease?

I am refinancing my property and my lender has asked for a Subordination, Non-Disturbance Agreement (“SNDA”). How do I obtain one?
Please contact the Property Management Department at 877-373-0093 or via email at propertymanagement@t-mobile.com. T-Mobile will prepare the documents at no cost to the Landlord. Please allow 1 to 2 weeks for preparation and signing by T-Mobile. The lender upon receipt from you may have changes to the SNDA which T-Mobile will need to review and may possibly negotiate.

I am selling my property and the new owner has requested an Estoppel certificate. How do I obtain one?

Please contact the Property Management Department at 877-373-0093 or via email at propertymanagement@t-mobile.com. T-Mobile will prepare the documents at no cost to the Landlord. Please allow 1 to 2 weeks for preparation and signing by T-Mobile.

The cell tower lights are out. Who do I contact?
Whenever tower lights are out, please contact the Property Management Department at 877-373-0093 or via email at propertymanagement@t-mobile.com. They will route you to the appropriate N.O.C. (Network Operations Center).

My insurance certificate is about to expire, when can I expect an updated one?
The Certificates of Insurance are automatically renewed each year and sent out prior to the expiration date of May 1st. If you have misplaced your COI and require a copy prior to the renewal date, we can provide one upon request. Please contact the Property Management Department at 877-373-0093 or via email at propertymanagement@t-mobile.com to obtain a replacement copy of your COI.

When can I expect my IRS 1099 Tax Form?
1099’s are mailed at the beginning of the year in January. You can also contact Accounts payable Department at 888-526-4612 or via email at 1099AP@T-Mobile.com. Emails are the preferred method of contact and we have a 48 hour turnaround time.

If the lease provides for reimbursement of electric usage, what is the procedure?
Please refer to the Utilities section in your lease. If specific details are not provided, please contact the Property Management Department at 877-373-0093 or via email at propertymanagement@t-mobile.com.

If the lease provides reimbursement of property taxes per lease, what is the procedure?
Please refer to the Tax section in your lease. If specific details are not provided, please contact the Property Management Department at 877-373-0093 or via email at propertymanagement@t-mobile.com.

What if I have property T-Mobile might be interested in leasing?
Go to submit a site form or call 1-877-867-1662.

How do I notify T-Mobile about an Ownership Change?
Please contact Property Management at 877-373-0093. You will need transfer of ownership documentation such as Deed, Bill of Sale, Assignment, Letter of Direction and W9. If a Property Management company is representing the new owner, please provide copy of Management Agreement documenting that. Please send documents to propertymanagement@t-mobile.com or fax 813-353-6449.
